I started investing in multifamily real estate in 1998. Since then, I have seen markets rise, fall, and rise again. Each cycle brought its own challenges, and each one taught me something that still guides how we invest at Prestige today.
Here are three lessons that have stood the test of time.

1. Fundamentals Matter More Than Timing
It is tempting to try to predict the market. Over the years, I have learned that no one does it consistently. What works is focusing on the fundamentals: well-located properties, strong demand for housing, and a business plan that does not depend on perfect conditions.
You don't need to time the market. You need to own good assets, with good partners, for the right amount of time.
2. Conservative Decisions Protect Long-Term Returns
The investors who do best over time are usually the ones who protect the downside. That means moderate leverage, healthy reserves, and underwriting that leaves room for the unexpected. It may mean passing on deals that look exciting but depend on aggressive assumptions.
Some of the best decisions I've made were the deals I chose not to do.
3. Relationships Are the Real Asset
Real estate is a people business. The strongest results I have seen came from long-term relationships with investors, residents, lenders, and on-site teams. Trust is built through honest communication, especially when things don't go exactly as planned.
When you treat every relationship as a long-term one, the work gets better, and so do the outcomes.

Looking Ahead
Markets will keep changing, and every cycle will bring something new. But the principles above remain the foundation of how we invest: focus on fundamentals, stay disciplined, and put people first.
